As an Exclusive Buyers Agent, I never list homes. Since I am in and out of many of them with buyers, I thought I would start sharing my thoughts from an EBA’s perspective.
I recently had the opportunity to preview a beautiful home for a client in one of my favorite neighborhoods – Olde Point in Hampstead, NC. For anyone who loves golf and boating, Olde Point is a great community.
The property I visited has outstanding views of the ICWW and has a private pier, dock, and boat lift. With 8’ of water at low tide, this is a great place to keep your boat.
This beautiful home was built in 1986 and was purchased by the current owners in 2001. With 4 bedrooms and 3.5 baths, this is a spacious family home that was remodeled in 2008. I’m not a fan of wallpaper and there is some in this home, but it isn’t overwhelming. Most of the popcorn ceilings were refinished to flat ones during the renovation, but a couple of them remain on the first floor.
The traditional floor plan has a gourmet kitchen, formal dining room, living room, large master bedroom and an office or bedroom on the main or second level. While there is room to sit around the center island, there is no breakfast nook. However, one could be set up in the sunroom that is right off the kitchen.
Downstairs is a second kitchen, great room/playroom, dining area, 2 bedrooms, workout room/office, large storage area, cedar lined closet, and full bath. This area isn’t as bright as the main level because of the deck above blocking the sun. But sliding glass doors lead to the large back yard and provide easy access to the pier.
Across the back of the house on the second level is a large sunroom overlooking the ICWW and a covered deck. Both provide excellent views.
During heavy rains, some of the roads getting to Olde Point are prone to flooding. While part of this .92 acre property is in a flood zone, the house is not.
This home is listed for $1,390,000 and the taxes for 2015 are $6,471.
